The Longacres Riding Camp was founded in 1939. Additional land was acquired over the years until the parcel reached just under 100 acres, the size of the farm today.

East Aurora real estate has grown in value in recent years - and taxes. With consistent top ten rated schools, many fine restaurants, and interesting local historic sites and community events, East Aurora has become one of western New York's more upscale residential communities. We at Longacres have known for several years that the time to sell off some of our surplus land was coming.

We have spent three years considering various plans that would allow us to raise cash from land sales without a negative impact on our Horse Farm activities. We rejected a number of ideas.

We have settled on a plan to offer three parcels for sale, each large enough to support an independent small horse farm. Each of the three parcels includes some heavily wooded acres, some interesting changes in elevation, and some already cleared areas that would be appropriate for horse pasture. Each of the three offered parcels has its own character. If these three parcels sell, about 70 acres will remain undeveloped for the foreseeable future.

The Kranz family lives on the core parcel which includes most of the Longacres Horse Farm facilities. The family has plans to continue to operate the Horse Farm and Camp for another eight to ten years, at least, and to reside on the core parcel of land for many years into the future.

Our neighbors have always been welcome to hike, fish, and explore the trails and creeks on the farm. The existence of this remarkable parcel of land adjacent to the lots offered for sale is a major asset and supports the premium price of the land in question. This is an extraordinary place to bring up a family.

Future Sales:

The three parcels offered at this time are the only land that is planned for sale by Longacres in the near future. A fourth attractive lot on Grover Road may be offered in eight or ten years, but not soon. The core acres of the Longacres Riding Camp and Horse Farm are expected to remain in the Kranz family indefinitely.

Option to Buy Park Land:

In the distant future, if any of the core park land of the Horse Farm is offered for sale by the Kranz family, those home owners who purchased land from Longacres will have first option to buy the remaining woodland either as a "homeowners association" or as individuals.

 

Parcels for Sale, Fall 2006:

 

Lot "A" - This parcel has over 900 feet of frontage on Mill Road. The lot is bounded by 1599 Mill to the East and 1693 Mill to the West. There is a hillside on the East side of the lot which overlooks the rest of the acreage. There is a low spot in the middle of the parcel with a small creek that does not run all year. There is a good spot for a pond in this area.

There are no structures of note on the property, though there are remnants of a 100 year old barn, and foundations of the historic "Isaac Phelps" house built in 1810.

The parcel is about 400 feet deep. Pending a survey, we estimate there to be about eight acres that will be included with this parcel.

Though we prefer to find a single buyer for this parcel, it is possible that we could divide and sell two 3 to 4 acre parcels.

Price = $240,000

 

Lot "B" - This parcel has about 700 feet of frontage along the Grover Road side of our farm. Coming down Grover Road from Mill, the parcel begins on the left just past the first turn in the road. This is an extremely attractive parcel bounded on two sides by deep wooded ravines with streams that usually flow year round. The lot should survey out to about six acres. There is a drop of about thirty to forty feet from the highest elevation down to the open pasture space at the bottom end. There are several possible home sites that would offer complete privacy.

There are no structures included with this property. (There is one small old barn which will be removed by the present owner before sale.)

Price = $265,000

 

Lot "C" - This is the largest and most interesting parcel offered for sale. The lot should survey at close to ten acres, with nearly 700 feet of frontage on Grover Road, including 1275 and 1309 Grover Road. The lot is bounded along one side by a small creek that runs year round and on the west by more than 500 feet of Cazanovia Creek frontage. There are dramatic changes in elevation with four distinct levels. There are two existing grass areas and many old growth mature trees in the mostly wooded areas. There are a number of possible new building sites with dramatic views.

There are various existing buildings included, some of which were a part of the Longacres Camp. There are two year round rental houses and two seasonal rental cottages. Two are in fair to good condition and two in only fair condition. Many buyers would demolish some or all of the existing buildings and start from scratch, although the existing house at 1309 Grover is charming and could be retained as a guest cottage for a larger master house.

There is a liability, or "catch" to this parcel: A camp lodge building and kitchen facility exists on a small parcel at one edge of the property. Any buyer would have to grant the Kranz family the right to maintain and use this building during the summer season for the 10 to 15 people involved with the operation of the Longacres horse farm. When the Kranz family ceases operations at Longacres Farm, this facility would be turned over completely to the new property owner. Many people may find this unacceptably intrusive. For some buyers, the "Lodge" building may be an asset. It is a charming, rustic camp building suitable for entertaining large groups during the warm weather season, and any buyer could have full use of the building when not in use by the horse farm people.

There will also be a right of way for a foot trail allowing access to the Cazanovia Creek for the private use of the other property owners in the Longacres development.

This piece of property is unique and striking. Anyone who can afford the price and who is interested in wooded creek front property should take a look.

Price = $330,000

Lot "C". alternate: - An alternative to buying the whole of Lot "C" would be purchasing the whole of the upper level of Lot "C" which includes all of the Grover Road frontage and three of the cottages and including about 4 acres. This parcel would include a walking right of way access to the Cazanovia Creek and first option to buy the additional acreage in the future.
